Orion 1031 Exchange

Sell Real Estate. Keep Your Equity Working.

Through Orion 1031 Exchange, owners and investors can defer capital gains and depreciation recapture when they sell real estate and reinvest in like-kind property.

Where it fits in your exit

Many owners hold real estate alongside the operating business, such as the building the company occupies. When that property is sold as part of an exit or a repositioning, a 1031 exchange may allow the gain on the real estate to be deferred by reinvesting in like-kind property. A 1031 exchange applies to real estate only, not to the sale of the business itself.

From exchange to depreciation

  1. Sell the property

  2. Exchange into replacement property

  3. Cost segregation on the replacement property

The replacement property can be a strong candidate for a cost segregation study through Orion Cost Segregation, which may identify accelerated depreciation, including bonus depreciation where eligible.
